Mold Inspection & Indoor Air Quality Testing in Central Florida
IAC2-certified | License HI9899 | 321-222-3116
Florida’s heat and humidity create ideal conditions for mold growth. Mold can begin growing on wet building materials within 24-48 hours, and it often develops behind walls, under flooring, and in attics long before it becomes visible. Our IAC2-certified mold inspection locates evidence of mold growth and elevated moisture conditions that support it.
What’s Included
- Visual Inspection: A thorough walkthrough identifying visible mold growth, water staining, musty odors, and conditions conducive to mold (high humidity, poor ventilation, prior leaks).
- Moisture Mapping: Non-invasive moisture meters identify elevated moisture levels in walls, ceilings, and floors — the leading indicator of hidden mold activity.
- Air Sampling: Air cassette samples are collected from interior rooms and one outdoor baseline sample. Samples are sent to an accredited laboratory and results are returned within 2-5 business days.
- Lab Report & Analysis: We interpret the laboratory results for you, explaining which spore types were found, at what levels, and what they mean for your health and the property.
Common Mold Sources in Florida Homes
HVAC systems with condensation pan overflows, bathroom tile grout failures, roof leaks, plumbing drips inside walls, and slab leaks are the most common moisture sources behind elevated mold counts in Central Florida homes. Our inspection is designed to trace elevated air samples back to their source when possible.
When to Book
Book a mold inspection when buying a home, after any water intrusion event, if occupants are experiencing unexplained respiratory symptoms, or if you notice musty odors or visible discoloration on surfaces. Mold remediation should always follow a certified inspection — not precede one.
