Relocating? Home Inspectors in Texas

Part of our Home Inspector Referral Network for buyers and agents who move between states.

Buying a home in Texas from Florida (or anywhere else) means hiring an inspector you have never met, on a deadline set by your contract. This page explains how Texas regulates home inspectors, how to check a license yourself, and lists the companies we have verified.

How Texas licenses home inspectors

Texas licenses home inspectors through the Texas Real Estate Commission (TREC). TREC issues three inspector license levels: Apprentice Inspector, Real Estate Inspector and Professional Inspector. A Professional Inspector can work independently and can sponsor Real Estate and Apprentice Inspectors, and every TREC inspector license is renewed every two years.

How to verify a Texas home inspector

Look the inspector up on TREC’s License Holder Search (search by name or license number, license type “Inspector”). The record shows the license level, status, expiration date, any DBA (company) names and a link to disciplinary actions.

Tips for hiring an inspector from out of state

  • Ask whether the inspector is a Professional Inspector or works under a sponsoring Professional Inspector; both are legal, but you should know who signs the report.
  • Texas inspectors include a TREC Consumer Protection Notice on their websites; read it, it explains how to reach TREC if you have a complaint.
  • If you are buying from out of state, ask for a sample report and a video or phone walk-through of the findings so you are not deciding from a PDF alone.
