Four Point Inspection in Central Florida
CMI-certified | InterNACHI | License HI9899 | 321-222-3116
A four point inspection is a focused report required by most Florida home insurance carriers when a home is 25 years old or older (some carriers require it at 20 or 30 years). It covers the four major systems that insurers consider highest risk: roof, electrical, plumbing, and HVAC.
The Four Systems We Evaluate
- Roof: Estimated age and remaining life, materials (shingle, tile, metal), visible damage, and evidence of leaks or prior repairs.
- Electrical: Type of wiring (copper vs. aluminum), panel brand and condition, presence of known-defective panels (Federal Pacific, Zinsco, Challenger), and GFCI protection.
- Plumbing: Type of supply piping (copper, CPVC, PEX, polybutylene, galvanized), type of drain piping, and evidence of leaks or deterioration.
- HVAC: Age and operational status of the heating and cooling system, last service date if documented, and visible condition of equipment and ductwork.
Why Insurers Require It
Insurance companies use four point reports to assess risk before issuing or renewing a homeowners policy. Findings like a roof near end of life, outdated wiring, or polybutylene supply piping can result in coverage denials, exclusions, or higher premiums — which is why buyers need this report before closing in Florida.
Fast Turnaround
