Relocating? Home Inspectors in Georgia

Part of our Home Inspector Referral Network for buyers and agents who move between states.

Buying a home in Georgia from Florida (or anywhere else) means hiring an inspector you have never met, on a deadline set by your contract. This page explains how Georgia regulates home inspectors, how to check a license yourself, and lists the companies we have verified.

How Georgia licenses home inspectors

Georgia does not currently issue a state home inspector license, so there is no state board record to look up. Bills to create a license have been introduced in the Georgia General Assembly (for example SB 458 in the 2025-2026 session, which proposes licensing beginning January 1, 2028); we will update this page if one becomes law.

How to verify a Georgia home inspector

Until then, check credentials you can verify yourself: national certification with InterNACHI or ASHI (both have public look-ups), proof of general liability and errors-and-omissions insurance, a sample report, and recent reviews.

Tips for hiring an inspector from out of state

  • Because there is no state license, ask every Georgia inspector for proof of insurance and their certification number, and verify it on the association's site.
  • Ask how many inspections they have performed in your county and for a sample report from a similar house.
  • Our network rule is a verified state license, so we are not listing Georgia inspectors yet; we will publish an alternative verification standard before listing anyone there.

Georgia listings

Our core rule is a license verified on the state board, and Georgia has no state home inspector license yet, so we are not listing Georgia inspectors at this time. We will add Georgia once a state license exists or after we publish a written alternative verification standard on this page.

Listing is free and based on our published membership criteria. No one pays to be listed, no referral fees are paid or received, and no listing depends on a link back. A listing is not a guarantee of anyone’s work. Spotted an outdated detail? Email inspections@qreinspections.com.
