Relocating? Home Inspectors in New York

Part of our Home Inspector Referral Network for buyers and agents who move between states.

Buying a home in New York from Florida (or anywhere else) means hiring an inspector you have never met, on a deadline set by your contract. This page explains how New York regulates home inspectors, how to check a license yourself, and lists the companies we have verified.

How New York licenses home inspectors

New York licenses home inspectors through the Department of State, Division of Licensing Services, under the Home Inspection Professional License Law. A home inspection license in New York runs for a two-year term, and the Department of State publishes the licensing law and course requirements on its website.

How to verify a New York home inspector

Use the Department of State Licensee Search and choose the home inspector license type to confirm the inspector’s license is current.

Tips for hiring an inspector from out of state

  • Ask how much of the house the inspector can reach in winter (snow-covered roofs and frozen hose bibs can limit what is visible) and what they recommend if parts cannot be inspected.
  • Confirm whether radon, sewer scope or oil tank questions are inside the inspection or separate services.
  • Ask that the report and contract carry the inspector's New York license number.
