Relocating? Home Inspectors in South Carolina
Part of our Home Inspector Referral Network for buyers and agents who move between states.
Buying a home in South Carolina from Florida (or anywhere else) means hiring an inspector you have never met, on a deadline set by your contract. This page explains how South Carolina regulates home inspectors, how to check a license yourself, and lists the companies we have verified.
How South Carolina licenses home inspectors
South Carolina licenses home inspectors through the South Carolina Residential Builders Commission, part of the Department of Labor, Licensing and Regulation (LLR). State law (S.C. Code Title 40, Chapter 59) requires a current license to perform home inspections, and home inspector licenses renew on June 30 of every even year.
How to verify a South Carolina home inspector
Look the inspector up on the Residential Builders Commission license lookup (LLR’s online verification). Search by the individual’s name; the record shows whether the license is active.
Tips for hiring an inspector from out of state
- Search the inspector's own name, not only the company name; LLR licenses the individual inspector.
- Ask for a sample report and confirm what is outside the inspection (for example pools, septic or wood-destroying insects) so you can book extras.
- If the inspector also holds a builder license, ask how they keep inspection and repair work separate.
South Carolina listings
We have not listed any South Carolina inspectors yet. We only add a company after we verify its license on the South Carolina Residential Builders Commission (SC LLR) website, and this page will show the verified companies here, in alphabetical order, with their license number and the date we checked it.
