Home Inspector Referral Network
License-verified home inspectors in other states, for buyers and agents who move between states.
We are a Florida home inspection company in Casselberry, and many of the buyers, sellers and agents we meet are moving between states: a couple selling in Winter Park to buy near family in the Carolinas, a family relocating from Orlando to Austin for a job, a buyer adding a second home up north. The question is always the same: “Who can I trust to inspect the house there?”
We cannot inspect it ourselves. A home inspector license is issued by each state, and ours (Florida HI9899) is good in Florida only. So we built this referral network: a short list of inspection companies in other states whose license we looked up ourselves on that state’s licensing board, with the date we checked it.
Why you need a local, licensed inspector when you move
When you buy in a state you do not live in, you usually cannot be at the house before the inspection deadline in your contract, you do not know the local companies, and the rules are different from the ones you know.
- Licensing is different in every state. Some states license inspectors through a real estate commission, some through a builders board, some through the department of state, and a few (Georgia today) do not license them at all.
- Houses are built differently. Local inspectors know the common construction types, soils, climate problems and add-on inspections buyers in that area usually order.
- Your inspection window is short. Contracts usually give you a fixed number of days to inspect and negotiate. Starting with a vetted list saves the first two or three of those days.
- You will read the report from far away. A good inspector will walk you through the findings by phone or video so you are not deciding from a PDF alone.

Browse inspectors by state
We are starting with five pilot states and adding more as we verify applicants. Florida inspectors can apply too if they work outside Orange, Seminole, Osceola, Lake, Volusia, Brevard and Polk counties.
Membership criteria
Every company in the network has to meet all of these, and we check them before a listing goes live:
- An active state license in good standing. We look it up ourselves on the state board’s public website and record the license number, status, expiration date and the date we checked. No verified license, no listing.
- Insurance. The company carries the insurance its state requires and confirms it in the application; we may ask for a certificate.
- A real, reachable business. Its own website, a working phone number and a stated service area in the listed state.
- A clean public record. No disciplinary action showing on the board record where the board publishes it, and a reputation clients can check (public reviews).
- Accurate details. Everything in the listing comes from the company’s own website, its application and the state board. We re-check listings at least twice a year and remove any company that no longer meets the criteria.
Apply to be listed (inspectors)
If you are a licensed home inspector outside Central Florida and you meet the criteria above, apply below. We verify your license on your state board’s website, check your details, and email you before anything is published. One entry per company.
Frequently asked questions
Is it free to be listed in the Home Inspector Referral Network?
Yes. Qualified inspectors are listed free. We do not sell placements, we do not pay or receive referral fees, and the order of listings is alphabetical.
Do I have to link to Quality Real Estate Inspections to be listed?
No. A mention or a link from your resources page is welcome but never required, and it does not affect whether or where you are listed.
How do you verify an inspector?
We look up the license ourselves on the state licensing board's public website and record the date we checked it, the license number and the expiration date. We also confirm the company has a working website and phone and inspects in the area listed. Listings are re-checked at least twice a year and removed if a license lapses.
Can my Florida inspector inspect a house in another state?
Not as a licensed home inspector. A Florida home inspector license (issued by the Florida DBPR) covers Florida only. If you are buying in another state, hire an inspector licensed in that state; that is exactly why we keep this list.
Does a listing mean you guarantee the inspector's work?
No. A listing means the company met our published criteria when we checked. Interview the inspector, read a sample report and review the contract before you hire anyone.
Why are some state pages empty?
We only list an inspector after we verify the license on the state board. A state page stays hidden from search engines until it has at least three verified listings.
I am moving to Central Florida. Can you inspect for me?
Yes. Quality Real Estate Inspections inspects homes in Orange, Seminole, Osceola, Lake, Volusia and Polk counties, including 4-point and wind mitigation inspections for Florida insurance.
Referring a client to Central Florida?
The referral works both ways, with no strings attached. If your client is moving to the Orlando area, we inspect homes in Orange, Seminole, Osceola, Lake, Volusia and Polk counties; see our pre-purchase home inspection, 4-point inspection and wind mitigation inspection pages, and our guide on how to verify a Florida home inspector license.
