When Should You Book a Mold Inspection?
You typically don't need a mold test for every home purchase, but you should strongly consider it if:
You Smell "Musty" Odors: A persistent earthy smell is often the first sign of hidden mold.
There is a History of Water Damage: If the home has had basement flooding, roof leaks, or burst pipes in the past.
You See Discoloration: Dark spots on walls, ceilings, or baseboards.
Health Symptoms: You or your family experience unexplained sneezing, coughing, or eye irritation when inside the house.
Buying a Foreclosure: Homes that have sat vacant with the AC off are prime breeding grounds for humidity-based mold.
How Our Mold Testing Process Works
We use a scientific, two-step approach to evaluate the air quality in your home.
1. The Visual Assessment
Before we open a sample kit, we conduct a thorough visual sweep of the property. We use thermal imaging cameras and moisture meters to locate active leaks or damp spots where mold is likely to thrive.
Common hiding spots include attic sheathing, basement corners, under sinks, and behind washing machines.
2. Air Quality Sampling (Spore Traps)
This is the most common form of testing. We use a calibrated air pump to collect microscopic airborne particles from inside the home.
The Control Sample: We typically take one sample outdoors to establish a "baseline." Since mold exists naturally everywhere, we need to know what the normal levels are in your area on that specific day.
The Indoor Sample: We take samples in the areas of concern.
The Comparison: If the indoor sample shows spore counts significantly higher than the outdoor control sample (or contains mold types not found outside), it indicates an active indoor infestation.
3. Surface Sampling (Swab or Tape Lift)
If there is visible growth on a surface (like a bathroom vanity or drywall), we can take a direct physical sample.
The Benefit: This confirms exactly what type of mold is growing (e.g., Stachybotrys vs. Cladosporium) and helps verify if a stain is actually mold or just dirt.
4. Third-Party Lab Analysis
We do not analyze the samples ourselves. They are sealed and overnighted to an accredited, independent laboratory. You will receive a detailed lab report explaining the spore types and concentration levels.
Understanding Your Mold Report
The lab report can be technical. We break it down for you:
Raw Count: How many spores were actually counted on the slide.
Spores per Cubic Meter: The calculation of how dense the mold is in the air.
Mold Types: We identify if the mold found is common/allergenic (like Penicillium/Aspergillus) or potentially toxic (like Stachybotrys aka "Black Mold").

Q: Can you clean the mold for me? A: No. To avoid a conflict of interest, it is an industry standard that Inspectors do not perform Remediation. If we told you there was mold and then offered to fix it for $5,000, you couldn't trust our diagnosis. We provide the unbiased test results you need to hire a remediation professional confidently.
Q: Is "Black Mold" dangerous? A: The term "Black Mold" usually refers to Stachybotrys chartarum. While media reports are often exaggerated, this mold type produces mycotoxins that can cause health issues, particularly for those with asthma or immune deficiencies. Professional testing is the only way to confirm its presence.
Q: How long do results take? A: Standard turnaround time is 2 to 3 business days. We also offer "Rush" services for next-day results if you are in a tight inspection window.
