Pre-Renovation Home Inspection: What to Check Before Buying a Florida Fixer-Upper

A fixer-upper inspection is not a normal inspection

When you buy a move-in-ready house, the inspection is a safety net. When you buy a fixer-upper, it is the foundation of your budget. Every repair you plan, and every loan draw a renovation lender approves, depends on knowing what is truly wrong with the property. An inspector who understands renovation looks at the house differently.

The big systems come first

  • Roof: age, layers, damaged decking and flashing. A roof near the end of its life is a budget item, not a maybe.

  • Electrical: the panel brand and condition, aluminum branch wiring, ungrounded outlets and overloaded circuits.

  • Plumbing: pipe material such as galvanized, polybutylene or cast iron, plus slow drains and past leaks.

  • HVAC: age, condition and whether ductwork is intact.

Structure and moisture

Look for cracks that repeat in a pattern, doors and windows that stick, uneven floors, and stains on ceilings and walls. Moisture is the quiet cost driver in Florida. Ask about past leaks, check under sinks and around water heaters, and note any musty smell. Wood-destroying organism damage should be checked separately, since termite repairs can be extensive.

Tell the inspector your plans

If you want to open a wall, add a bathroom or replace all the windows, say so. The inspector can point out what may be affected: what sits behind the wall, whether the electrical service can handle new loads, and whether the roof structure allows what you have in mind.

From findings to a scope of work

A renovation lender needs a written scope of work and cost estimates. Use the inspection report as the starting list, then have licensed contractors bid on each item. Rank the findings:

  1. Safety and code problems

  2. Items that affect insurability, like an old roof or outdated electrical

  3. Water and structural repairs

  4. Cosmetic upgrades last
