Why the inspection matters most for first-time buyers
If this is your first purchase, the home inspection is the one step that shows you what you are really buying. Photos and a walkthrough show finishes. An inspector looks at the roof, structure, electrical, plumbing, air conditioning and more, then documents what works, what is worn and what needs attention. In Florida, where heat, humidity, storms and termites are part of daily life, that report carries extra weight.
What a Florida inspector looks at
Roof: age, shingle or tile condition, flashing, signs of past leaks.
Structure and exterior: foundation, visible cracks, drainage, siding, windows and doors.
Electrical: panel, breakers, grounding, outlets, and older wiring types.
Plumbing: supply and drain lines, water heater, visible leaks, water pressure.
Air conditioning and heating: operation, age, condensate drain, filters and ductwork.
Attic and insulation: ventilation, insulation depth, moisture or pests.
Interior: ceilings, walls, floors, stairs, and any moisture stains.
How long it takes and who should be there
A typical single-family home inspection takes a few hours, and larger or older homes take longer. You do not have to attend, but first-time buyers should. Being present lets you see problems in person, ask questions and learn where the shut-offs, panel and filter are. Your agent can join you.
Add-on inspections worth considering
A general inspection is a visual review. Depending on the property, you may also want specialty checks such as wood-destroying organism (termite) inspection, a sewer scope, a pool inspection, a four-point inspection or a wind mitigation inspection. Reading the report
Reports can be long, and most homes will list a number of issues. Sort them into three groups so you can decide what to do:
Safety or major system problems: active leaks, electrical hazards, roof failure, structural movement. These usually deserve a specialist opinion and a negotiation.
Repairs to plan for: aging air conditioner, water heater near end of life, worn roof. Budget for these even if you do not ask the seller to fix them.
Routine maintenance: caulking, filters, small cosmetic items. Normal for any home.
Questions to ask on inspection day
What are the biggest concerns in this house?
How old are the roof, air conditioner and water heater, and how much life is left?
Is there any sign of past or current water intrusion?
Is anything here likely to affect insurance or financing?
What maintenance should I do in the first year?
